Toronto's 5 Cheapest Neighbourhoods

With Toronto home prices soaring above $1.3M in April 2022, it might feel impossible to find an affordable home, but there are still pockets of opportunity across the city. Whether you’re east-end, west-end, or looking in the Greater Toronto Area, here are the 5 Toronto neighbourhoods we recommend checking out.

1) Oakwood-Vaughan

This is a neighbourhood in the heart of Northwest Toronto, where Allen Rd meets Eglinton down to St Clair, and then Bathurst to Dufferin. It's a great little family-friendly neighbourhood. It's one of the last pockets I find in Toronto where you can get a detached house at an affordable price. Here, you have access to the soon-coming Eglinton light rail, the St. Clair streetcar, or with a little bit of a walk, you can get to the Yorkdale subway line.

As I walked there the other day, I just found how nice it is and how the shops are starting to come in, representative of young families and young couples moving into the neighbourhood.

2) Rockcliffe-Smythe

This area has become hugely popular by buyers travelling more north of the very popular Bloor West/Runnymede area. As prices have become less and less affordable in that High Park area, buyers who want to be close to and enjoy the amenities of that area have moved further North. The amount of green space and accessibility are perks to be admired. You have the St. Clair streetcar or you can take a bus down down Jane to access the subway. It’s one of the last great pockets you can buy an affordable detached house.

3) New Toronto

Over the last decade, Mimico and Long Branch in South Etobicoke have both been neighbourhoods that have

been growing and changing. They have quick access to the GO lines. But in between them is a little area called New Toronto. South of Lakeshore, you have a ton of little houses perfect for that family start-home. Between the amenities along Lakeshore. Ithe GO lines are still relatively easy to access. And with the Gardiner close by, driving into the city is quick via Kipling or Islington.

4) Woodbine Lumsden

I've seen massive growth in the neighbourhood both South and north of Danforth. We’re seeing new shops, new restaurants, and family-orientated amenities open up at the corner of Woodbine and Danforth. And this neighbourhood is benefiting from the access. The quick access to the Danforth subway line into the city for work, as well as numerous parks in the area, are making it a young family-friendly pocket.

5) Bloor & Lansdowne

My last pick detours away from the housing market and goes back into the condo market. I have a lot of buyers right now looking at Bloor and Landsdowne. This is one of those pockets that buyers can get in now at an affordable price because of the amount of development coming in the future. It's going to be an area very close to GO lines, subway lines, the new Metrolinks line, as well as the amenities that are surrounding the area such as High Park, Roncesvalles, and Bloor West.
